919 Milam -- formerly known as the Bank One Center and the Bank of the Southwest Building -- is a 24-story, 369 ft (112.5 m) tall office tower in downtown Houston, Texas. It is situated at the center of the city's downtown pedestrian tunnel system which links the building with all of the city’s major office buildings, hotels and retail centers.
The granite-clad office tower was built in 1956, making it one of the oldest large office buildings in the heart of the city. It has four levels of on-site parking and features amenities such as a food court, a new tenant conference center, full-service banking, and the "Coronado Club" -- one of the most prestigious private dining and social clubs in Houston.
Being a relatively "older" building (in Houston terms), an extensive set of renovation projects began in 1992 and went on for 15 years in order to make the building more competitive against its newer peers. Between 1992 and 1994, $27 million was spent in modernizing the majority of the building’s exterior surfaces, interior public areas and mechanical systems. In 2006 and 2007, another $19.3 million of capital improvements were made such as replacement of the roofs, ADA upgrades to restrooms, renovation of the main lobby and updates to the elevator lobbies.
Given all these enhancements and improvements, the building was able to achieve a LEED certification in 2009. On August 10 of that year, the USGBC awarded the historic high-rise office building a LEED for EB:O&M Silver Certification, with a total score of 44/92.
