The Boatyard District is at the intersection of Island Road, which was the stagecoach road from Washington, DC, and Holston River, which provided flatboat transportation to Nashville and parts down the Tennessee River.

From the NRHP application: "The Boatyard Historical District is located on the north side of the South Fork of the Holston River and on both sides of the North Fork of the Holston River in the western limits of Kingsport. The district, surrounded by residential property and farmland, includes the lower end of the Long Island of the Holston (a National Historical Landmark); most of the land included in the 1802 town of Christianville; all of the land, except the area north of the railroad, included in the 1818 town of Rossville, the Christian's Fort area, and the Rotherwood area."

Area bounded with 36N 82W with NW corner at 33'16", 37'05", NE at 33'05", 35'05", SE at 32'56",35'05" and SW at 32'50",37'05" in both Sullivan and Hawkins Counties. Coordinates for this waymark are at the western side of the bridge over the North Fork of the Holston River for a good view of the Rotherwood II mansion.

This area was the starting point of Daniel Boone's Wilderness Road into Kentucky. It was also the SW end of Island Road from Washington, DC.

Specifically mentioned in the application are Rotherwood II (rebuilt mansion) and Netherland Inn (which has its own NRHP listing).
