Type of survey mark: 2-1/2" brass cap on galvanized iron pipe in a collar of stones; rising 4"

Did not find white fir bearing trees described by Richard Clark. There are PROPERTY BOUNDARY and LAND SURVEY MARKER decals on a Carsonite post which bears S, 76" distant.
What property is this mark defining?:
Firs Holdings LLC property SW of the corner, else Deschutes National Forest;
