The Torre Mayor is a skyscraper developed by the Canadian Paul Reichmann. It's considered one of the most resistant skyscrapers in the world and the one with the most seismic tolerance worldwide.

Located in Paseo de la Reforma, Mexico City, Torre Mayor is a leading example of best practices in LEED O+M: Existing Buildings. At 225 meters high and 77,000m2 (828,821 sq. ft.) of construction, Torre Mayor ranks as the highest tower in Latin America.
Its construction was completed in 2003 and 8 years later in 2011 they decided to elevate the highest quality standards and apply for better international indicators in its operations to become a milestone for skyscrapers in Mexico. It obtained its first LEED EBOM v2009 certification in 2013 with 61 points earning gold, improving its maintenance practices and identifying the aspects in which it has to invest to improve its performance and environmental impact. One of the biggest changes to achieve the certification was the renewal of urinals of every bathroom in common areas and reduction of drinkable water by 25%.

With this first certification, direction and the operations team affirmed its commitment of being a pioneer in sustainable operations and five years later in 2018 Torre Mayor got its first ratification LEED O+M v4 with 72 points; not only changing from version v2009 to v4 but to optimizing its score. To accomplish this, during a period of time many strategies were executed that prove team willness, but the main one was:

The construction of a wastewater treatment plant in 2015. This plant is an innovation of water engineering because it has no precedent in the country. The goal is to make use of all the daily wastewater and employ it for cooling towers, urinals and toilets in the entire tower. Today the water treatment plant gives on average 1198 cubic meters of water, reducing total water consumption by 50% and costs per cubic meter by 40%.

The installation of the plant not only meant an engineering challenge but to make all the adjustments on a 12 years operation buildings that were not designed for this type of systems stated a higher standard for all the buildings around and changed the wastewater paradigm and its reuse in the industry.

In 2023 came the second recertification for the project and thanks to good operations practices aligned with sustainability principles, Torre Mayor achieved gold level with 83 points for LEED O+M v4.1.

With this achievement and the tools obtained with this certification through the years, the project team now its able to make better decisions about the building; for example to improve energy efficiency in the entire tower it is occurring a plan: change old chillers for efficient ones to prioritize energy also a change for automatization system for a BMS to control efficiency on real time.
