"Crescent's Trammell Crow Center Receives LEED EB Silver Certification
Bulk of Portfolio On Course For LEED Certification By End Of 2011

DALLAS--(BUSINESS WIRE)--Crescent Real Estate Holdings LLC announced today that Trammell Crow Center in the Arts District of Dallas is the company's first affiliated property to receive LEED certification in a long line up of its properties. Trammell Crow Center was recently awarded LEED Silver in the Existing Building (EB) category by USGBC, the U.S. Green Building Council. According to the council, the property earned all of the points Crescent applied for, resulting in the high-performance Silver rating. This makes Trammell Crow Center one of only eight properties in Dallas and 44 in Texas to receive LEED EB certification. Among several improvements Crescent made to Trammell Crow Center during the LEED discovery and performance periods was replacing its water closets with efficient water-conserving, low-flow models. This improvement alone will save over 3 million gallons of water each year. CBRE, manager of Trammell Crow Center, led the LEED initiative for the property as an extension of Crescent's portfolio-wide Green Building Initiative Committee.

“Our Green Building Initiative Committee was formed by Crescent top-tier executives in 2008, and we've taken a very disciplined approach to the LEED certification process within it. The entire Crescent portfolio of 35 properties, 17 million square feet, is registered for LEED EB, and we expect most to be awarded certifications by the end of next year,” commented Jim Wilson, managing director of asset management for Crescent.

The Trammell Crow Center LEED certification follows the announcement last week that Crescent Real Estate Holdings LLC was named an ENERGY STAR 2009 Top Performer by the U.S. Environmental Protection Agency. Crescent is one of only six commercial real estate companies in the U.S. and one of only two in Texas to be recognized by EPA for improving energy efficiency more than 10 percent.
