Das Dach ist an mehreren Stellen undicht, Stromleitungen im Haus seien nicht ausreichend gesichert. „Der Brandschutz ist katastrophal“, sagt Klein. Seinerzeit seien bei der Sanierung große Fehler gemacht worden.„In seinen einzelnen Bestandteilen ist der Teepott nicht sanierungsfähig“, so Klein. Das Bauwerk müsse komplett entkernt und grundsaniert werden. Zusätzlich zu den veranschlagten Kosten von 20 Millionen Euro kommt ein großer Aufwand auf Planer und die Bauleute zu. Stimmt die Stadt Rostock einem Verkauf der Grundstücke zu, kann aus Sicht der Planer 2019 und 2020 gebaut werden. Eine Wiedereröffnung sei 2021 möglich.
Bei einer Grundsanierung müssten die Mieter raus
Für die Mieter könnte das große Auswirkungen haben. Noch stehen Details nicht fest. Aber bei einer Grundsanierung müssten sie unter Umständen den Teepott räumen. Ein Mieter der ersten Stunde ist die Stadtbäckerei Junge, die dort ein Café betreibt. „Wir haben einen langfristigen Mietvertrag und setzen langfristig auf den Teepott“, so Junge-Prokurist Thomas Rupp gestern. Obwohl er die Sanierung begrüße, könne er nicht nachvollziehen, dass es zu einer Totalsanierung keine Alternative gebe. Im Café gebe es keine Beeinträchtigungen durch Gebäude-Schäden.

Die Stiftung wolle auch in Zukunft in Warnemünde investieren, kündigt deren Vorsitzender Friedemann Kunz an. Gegenwärtig investiert die Stiftung in das denkmalgeschützte Gebäude „Klönklause“ am Alten Strom. Im vergangenen Jahr hat Scanhaus das „Hotel am Leuchtturm“ nach einer Grundsanierung wiedereröffnet.
