La baronnie de Mauléon est achetée en 1736 par Alexis Madeleine Rosalie, duc de Chatillon. La baronnie fut érigée en Duché-pairie et le duc lui donna le nom de Châtillon sur Sèvre. C'est à dire qu'on lui accorda le double titre de duc et de pair du Royaume. Les duchés-pairies sont de grands offices de la couronne et une justice seigneuriale de premier ordre.
Le Duc de Chatillon fit construire vers 1740 ce bâtiment central à la place de l'ancien donjon, appelée par la population "Le Palais" en raison de sa fonction de palais de justice. Il servit pendant la Révolution. En 1747, il fit meêm reconstruire l'hopital alors qu'il n'avait séjourné que très peu dans la ville qui portait son nom, mais il n'en fut pas moins d'une grande générosité envers elle.
