"An emblematic building from the Golden Age of Ambleteuse, the Grand Hotel, built in 1903, was bought by the young company Urbactive, which wants to transform it into a luxury residence.
Closed since 1973, the old hotel has certainly lost its beauty but has retained its retro style and stylish architecture. Located at the corner of the Fort and Turck streets, it has a profile similar to the bow of a ship.
The building and its surroundings have all seduced Rémy Delannoy, manager of Urbactive, a young real estate development company based in Lambersart. "It's a very nice site with a lot of character," says the latter, contacted by phone. In 2015, the man had met Mrs. Da Silva, then owner of the premises, since deceased, who was looking to sell the hotel ...
Urbactive wanted to make a mixed operation, combining housing on the floors and shops. "But we had a lot of trouble finding an investor for the ground floor meeting our specifications: something qualitative, which respects the history of the place. Today, the company is moving towards an operation entirely dedicated to housing, oriented towards a clientele of second homes. The pre-commercialization phase shows rather a good return of Belgian, Lille or even Boulonnais prospects ...
The Residence of the Grand Hotel will consist of 12 luxury apartments from T1 to T4, with a majority of T2 and T3.
The prices ? Around € 3,500 per m2, about € 169,000 for a T2, € 200,000 for a T3 ... All homes will benefit from a double exposure and a north-south orientation, with magnificent views of the sea, the sea. Slack Bay and the fort. They will have terraces, balconies or private gardens.
The exterior aspect of the building will be almost entirely preserved apart from the addition of balconies on the street side of the Fort, where there is currently a slate pinion "not necessarily valued".
Important interior design work could start between late spring and early summer. If the construction is going well, the housing would be delivered for the summer of 2018. "

"Bâtiment emblématique de l’époque dorée d’Ambleteuse, le Grand hôtel, construit en 1903, a été racheté par la jeune société Urbactive. Celle-ci souhaite le transformer en résidence de standing.
Fermé depuis 1973, l’ancien hôtel a certes perdu de sa superbe mais a conservé son cachet rétro et son architecture stylée. Posé à l’angle des rues du Fort et Turck, il présente un profil semblable à la proue d’un navire.
L’immeuble et ses environs ont tout de séduit Rémy Delannoy, gérant d’Urbactive, jeune société de promotion immobilière basée à Lambersart. « C’est un très beau site avec énormément de caractère », constate ce dernier, joint par téléphone. En 2015, l’homme avait rencontré Mme Da Silva, alors propriétaire des lieux, depuis décédée, qui cherchait à vendre l’hôtel…
Urbactive souhaitait faire une opération mixte, associant logements aux étages et commerces. « Mais on a eu énormément de mal à trouver un investisseur pour le rez-de-chaussée répondant à notre cahier des charges : quelque chose de qualitatif, qui respecte l’histoire du lieu. » Aujourd’hui, la société s’oriente donc vers une opération entièrement dédiée à l’habitat, plutôt axée vers une clientèle de résidences secondaires. La phase de pré-commercialisation montre plutôt un bon retour de prospects belge, lillois, voire boulonnais…
La Résidence du Grand Hôtel sera constituée de 12 appartements de standing du T1 au T4, avec une majorité de T2 et T3.
Les prix ? Autour de 3500 € le m2, soit environ 169 000 € pour un T2, 200 000 € pour un T3… Tous les logements bénéficieront d’une double exposition et d’une orientation nord-sud, avec de magnifiques vue sur la mer, la baie de Slack et le fort. Ils seront dotés de terrasses, balcons ou jardins privatifs.
L’aspect extérieur du bâtiment sera presque entièrement conservé mis à part l’adjonction de balcons côté rue du Fort, là où existe actuellement un pignon en ardoise « pas forcément valorisé ».
Les travaux d’aménagement intérieur, importants, pourraient démarrer entre la fin du printemps et le début de l’été. Si le chantier se déroule bien, les logements seraient livrés pour l’été 2018."
