Fort Pepperrell was created by the United States military on Newfoundland soil in 1941. The US air base would be known as Pepperrell Air Force Base from 1947 through 1960 when the base property was then handed over to the government of Canada. However, when the base was created, Newfoundland was not part of Canada.

Building 312 is/was a good example of the permanent barracks at Fort Pepperrell. By 1987, more than 27 structures on the base had been recognized as heritage buildings. By July 2016, only five of these buildings are still standing and they too are threatened by demolition.
