ICE, the residential component of York Centre consists of two towers of 67 and 57 storeys respectively, which along with its adjacent 31-storey office tower face a landscaped public square and extend the PATH.

According to Emporis, the smaller of the two towers, ICE 1 was completed in 2014. However, the taller tower, ICE II, is scheduled to be completed in August, 2015.

The distinct Scandinavian design of ICE features an iconic canopy element with an extensive green roof.

Recognized for their 'Swiss Cheese' rooftops, Lanterra Developments' Ïce Condominiums expand Toronto's Downtown skyline south. Designed by architectsAlliance, the doors to the shorter west tower opened in early 2015 while workers continued to finish up the sold-out taller east tower in preparation for its move-ins.

There is another part of the development that is truly unique; its podium. Ïce's podium is a gently inclined plane punctuated by circles, mirroring the rooftops of the towers. The largest circle is punched out above the main entry area of the complex which itself will feature a circle-punctured landscape of trees, walkways, and a lengthy water feature. The garage slab is a full 3 metres below the surface which will enable the canopy trees planted in the courtyard to grow tall.
