Smart Corner is a landmark project in downtown San Diego, anchoring the Park to Bay Link and the C Street Corridor Master Plan. This mixed-use development is recognized as a successful collaborative effort between public and private sectors. The partnership includes CCDC (Centre City Development Corporation), SANDAG (San Diego Association of Governments), MTS (Metropolitan Transit System), and a group of private investors. Smart Corner demonstrates the integration of commercial, residential and retail uses with mass transit, and how the combination of these factors further energizes downtown San Diego.

Smart Corner comprises 301 residential units, 652 parking spaces (267 for office workers and 385 for residents), and 7,660 square feet of ground floor retail in the 19-story residential tower and 20,749 square feet of ground-floor retail and 90,000 square feet in the five-story office building. A new trolley station, relocated from across the street, serves as a stop between the two buildings. The trolley station is the second busiest in the system, attracting an average of 10,500 passengers on a weekday.

The residential tower features dual lobby entrances, accessed from the station platform and from the adjacent street, and a rooftop terrace with spa and spacious entertainment areas accessible to all residents. Four subterranean levels accommodate the electronically secured and gated parking. The variety of floor plans offered at Smart Corner includes Smart Loft studios, as well as one and two bedroom condominium homes. The triangular design and height of the tower ensure that many homes will have panoramic and distant views of key attractions such as the surrounding Downtown area, Balboa Park and San Diego Bay.

Further contributing to urban housing needs, Smart Corner was downtown San Diego’s first residential transit-oriented project to offer affordable housing to qualified buyers, offering a variety of floor plans and options to potential homeowners and capturing a diversity of urban dwellers including the downtown workforce, military, police and fire personnel. Within the Smart Corner residential tower there is a 1,278 square foot pizza eatery and 1,100 square foot mini-mart. The presence of these tenants further allows Smart Corner residents to enjoy the benefits of smart growth principles, which combine office, mass-transit, retail, residential, and recreation all in one city block.
